Preste atenci�n al caminar y cuide a sus ni�os (the English meaning of "watch your step" in this context is not clear.. could you specify if there are stairs, pans or any dangerous thing the person must pay attention to?)

El propietario NO ES responsable
por lesiones o accidentes

The sign just needs to warn people coming into the yard, for the Yard sale, that that homeowner is not liable for any Injuries or accidents, say they trip and fall, Etc.

The difficulty for me is in the word "step". I think that in your context , it means "stair" . If I am right the right translation would be:

ATENCI�N
Cuidado con el escal�n y los ni�os
El propietario no se responsabiliza de
lesiones o accidentes
